A joint research paper on ``inheritance engineering'' conducted by the University of Tsukuba and Lulian Co., Ltd., which operates the inheritance procedure platform business ``Everyone's Inheritance Desk'', titled ``Analysis of the relationship between inheritance and the occurrence of vacant houses using survey data at the time of inheritance,'' was published. It was published in the academic paper collection ``City Planning Papers Vol.58 No.3'' sponsored by the Japan Urban Planning Society.

 The purpose of ``Analysis of the relationship between inheritance and the occurrence of vacant houses using survey data at the time of inheritance'' is to quantitatively examine the mechanism behind the occurrence of inherited vacant houses in order to deal with the increasingly serious problem of vacant houses.According to a 2014 survey by the Ministry of Land, Infrastructure, Transport and Tourism, more than half of vacant homes are due to inheritance.Therefore, in this paper, we spatially analyze systematically organized data on inheritance and quantitatively examine the mechanism of occurrence of inherited vacant houses.After clarifying the relationship between the potential occurrence rate of vacant houses and the current vacant house rate shown in the national vacant house survey, we conducted cross analysis and logistic regression analysis regarding inheritance attributes, and investigated the relationship between inheritance and building properties that are likely to cause vacant houses.  Professor Yoshiaki Osawa (supervisor) of the Department of Systems Information at the University of Tsukuba said, ``There are a huge number of vacant houses across the country, and it is certain that the number will continue to increase.Inheritance is the main turning point when a building becomes vacant. In order to maintain real estate value and continue to contribute to local urban development, a sense of speed in responding and making decisions at the time of inheritance is required.In this research, we will use a large amount of data to analyze local characteristics, attributes, etc. We are analyzing the relationship between inheritance patterns and the occurrence of vacant houses.We hope that this research will help solve the problem of vacant houses.''

 The paper will be presented at the 2023th Paper Presentation Meeting of the Urban Planning Society of Japan, which will be held at Iwate University from November 11 to 10, 12.
