 A rapid population decline is expected in suburban residential areas far from the city center.In the "far suburban residential area" within the 50km area from Tokyo Station, the ratio of "other vacant houses" that are absent for a long time or are scheduled to be demolished is high at 5-11%, and the number of houses increased rapidly due to residential land development from the latter half of the 1970s to the 90s. In the 2000s, the return to the city center progressed, and the aging population and the increase in living alone can be seen.

 In the research, we investigated the actual situation of housing use in remote suburban residential areas from 2017.Create an environmental failure checklist and visually grasp the actual condition of the building appearance in the residential area.We also conducted a questionnaire survey of residents regarding concerns about vacant house problems and management of the living environment.

 As a result, residents of remote suburban residential areas are extremely worried about vacant houses and environmental deterioration, but in residential areas where occupancy progressed in the late 1970s and 90s, there were few houses with major problems in management.However, the residential areas developed in the early 1970s have many damaged and deteriorated buildings, and there are problems with garden maintenance, and deterioration is progressing in inconvenient places and houses on slopes.

 In addition, we measured the ability of residents to maintain a good living environment in a detached house with a garden. Active generations under the age of 60, single households, and the elderly tend to be low, and while the self-evaluation of the active generation is extremely low, the intention to cooperate in cleaning management of nearby gardens is high in the 60s and 70s. rice field.

 In order to improve the sustainability of suburban residential areas, it is necessary to manage the living environment as a preventive measure before vacant houses, and it is necessary to urgently create a "management organization" to prevent environmental insufficiency in the area.
